Useful information for private tenants

Handovers take place Monday to Friday, between 08:00 – 16:00, and take between 30-60 minutes. Contact us about one week before moving in, and we will arrange a time to meet and look through the apartment together. During the tour, we will fill in the handover report and read the power metre. We also use a cleaning checklist at the start and end of the rental period.

We go through:

• Locks and keys

• Escape routes

• Fire extinguishers and fire hoses

• Fire Alarms

• Fixtures in the home

• Fans and extractors

• Rubbish management

• Mailboxes

If you discover any faults or anything lacking or after the handover, these must be reported to our head office. Any issues that are not recorded in the report must be reported within 48 hours of handover. It is your responsibility as a tenant to make sure that faults and omissions are written in the handover report.

If the apartment comes with a basement and/or attic storage room, you must provide your own padlock.

Remember to provide a receipt that the first rent has been paid, as well as a receipt confirming that the deposit has been paid into the deposit account. Without these receipts, we cannot hand over the keys.

The Consumer Price Index (CPI) measures the price development for goods and services for an average household in Norway. The landlord is entitled to demand a rent increase in accordance with the consumer price index once a year.

Index adjustment is the adjustment of the rent according to changes in the consumer price index.

The starting point for the adjustment is the consumer price index that was available at the beginning of the tenancy. The Consumer Price Index can be found at www.ssb.no

Example: Kari moved in on 1 January, 2016 at a rent of NOK 12,000. The landlord can index-adjust the rent when one year has passed since the last rent assessment, i.e. on 1 January, 2017.

The landlord finds the last known index to regulate the rent. The last known index at the time of adjustment is December 2016, but will apply from 1 January 2017. The price increase shows 2.9% and Kari's new rent will then be NOK 12,343.

If you want to end the tenancy, you must terminate the agreement in writing and submit your termination to our head office. You can send your termination by post or email, or use the contact form at the bottom of the page.

Most of our contracts have a three-month notice period calculated from the end of the month following the date of termination, for example a tenancy terminated by 31 October will continue to run until 1 February. Some contracts may stipulate that the tenancy cannot be terminated during the first few months.

The rent must be paid by bank transfer on the 1st of each month using the KID number provided on the invoice. You will receive an invoice by email with payment information.

If you do not receive an invoice as expected, you are still obliged to pay the rent by the due date. Contact us via the contact form if you want to receive a copy of the invoice.

You are responsible for any fees incurred by paying rent from a foreign account. The payment must be made from a single account, and not split between residents.

What happens if I don't pay rent on time? If the rent is not paid by the due date, you will receive a late notice with a 14-day due date. If you do not pay the invoice within 14 days, the landlord will send an eviction application to the Enforcement Office in Oslo.

Do KID numbers have to be used when paying rent? A KID number is included on the invoice, and we ask all tenants to enter the KID number when paying rent. We rely on the KID number to identify who has paid the invoice.
